Way back, year 2003 to 2005, I used to visit Cebu. At that time, Cebu was not congested, the traffic flow was okay, and it was so normal unlike Manila having the heaviest traffic ever. As I know, it's a first-class highly urbanized City located in the region of Central Visayas - Philippines.
Too many places to go, too many things to do, too many words to say... Everything about Cebu is Wonderful.
Since I love city life, I was asked if I have to choose a place except my home town, which City I should choose. And my answer was Cebu and Davao. Then the next question was, if you had another chance to own a home, what City would you like? Just choose 1, and then I have chosen Cebu. Why not Cebu? Right!?
Amazingly, we arrived here in Cebu again. This time, with a personal purpose. I wanna show and present to my father, sadly my mother couldn't travel with us, how grateful I am to have them... We're visiting, for the first time, the house I bought from a certain developer.
Well, let's just see how my tour with my father would go...
Our excitement was fantastic, my father's smile was indescribable... as we've seen these views on the road... I love forest scenery. It was perfect!
Finally, we arrived at my home... the surroundings were still perfect for me, and the view was beautiful...
However, my frustration was that my home was located on the lowest terrain. It was not explained to me well. I just based my selection on the brochure itself that my agent sent me via email. I have to look up at those other houses above the hills. Actually, what I was afraid of... was the possibility of erosion.
Well, it's a blessing that I had a chance to visit this place before the completion of the construction of my house here in Mandaue, Cebu City. I believe another chapter will be unfolded.
1. Personally visit the location.
Don't be fooled by beautiful photos, very attractive brochures, good house plans, perfect architectural landscaping, etc... Before buying a home, it’s important to set your priorities and decide. As for me, I would go definitely for the location and the environment (the surroundings). Better make thought-out decisions in advance during the home-buying process to avoid the unsettling feeling of buyer’s remorse.
2. Do a quick land survey by yourself.
You don't need to hire a geodetic engineer or a surveyor to see whether your house is situated in a location or in a terrain wherein you can see yourself or your family comfortable and safe living in the area. Don't always rely on the seller’s knowledge of the property. However, when it comes to issues or doubts about boundary lines, it is always advisable to take a land survey by a surveyor or geodetic engineer to clear those uncertainties.
3. Look around at your neighborhood.
I don't mean gossiping around. :) What I do mean is that before finalizing a deal, find out if there are any building plans near your home, check them, and have a quick look or study them to avoid any surprises when you move in.
Well, I didn't forget my own issue about my house. As I said earlier I am afraid that there will be another chapter of this story.
